Commercial snow and ice management

Trigger depths — when we come out
When a crew is dispatched to your property is set in the contract, not decided on the night.
- Most commercial properties are contracted at a 5 cm / 2 in trigger.
- Sites that need a tighter standard — hospitals, schools, medical clinics and similar — can be set at 2.5 cm / 1 in on approval.
Trigger depth, the areas covered and the order they are cleared in are agreed in writing before the season starts. Winter weather does not follow a schedule, and no contractor can keep a surface clear of snow and ice at every moment of a storm. What a contract can do is set out exactly what we service, at what depth, and what gets recorded.
Ice control
What goes down depends on the surface and the temperature.
Bulk road salt
On lots and driving surfaces, where melting is the job.
Sand and grit
Where traction matters more than melting, and in deep cold where salt stops working.
Sidewalk de-icer
On walkways and entries, where the footing matters most and people are closest to the door.
Salt and de-icer use is recorded. Ask for the records any time.
Hauling, and the paperwork behind it
When the piles run out of room we haul the snow off site. Every visit is logged, salt and de-icer use is recorded, and photo records are kept.
That is the file a property manager needs on their desk when a slip-and-fall claim arrives.
